Why Are More Americans Buying Prefab Houses on China?

Search “China House” on YouTube, and you might be surprised by what comes up.

It’s not just one or two videos—it’s practically become its own content category. People from different countries, with different accents and backgrounds, are filming themselves and excitedly sharing the entire house they bought on China.

Some post unboxing and assembly videos, taking viewers through the whole process of watching a compact package unfold and come together into a complete, fully functional home.


Others give detailed tours of their mobile homes, showing every corner and sharing what it’s actually like to live in one.

And in the comments, you’ll see the same reaction over and over again: “Amazing!” People are genuinely impressed by how cool these homes can be.

At first, I thought it was just hype. But then I looked at the numbers.

In the first six months of this year, GMV for mobile and prefab homes on China grew by more than 50% year over year, with purchases from U.S. buyers up over 20%.

People aren’t just watching these videos—they’re actually buying.

One of the biggest examples comes from an American couple behind the YouTube channel Grateful Off-Grid. They posted a video called “Ordering a Tiny House from China, What’s the Real Cost?” and it has racked up more than 3 million views.

The story in the video is pretty simple.

This couple bought a 40-foot folding house on China for $15,800.

The house was shipped from a factory in China, packed into a standard shipping container, and transported all the way to their doorstep. After adding ocean freight, import duties, customs clearance, and all the other extra costs, the total landed cost came to $28,689.

That’s still under $30,000, or roughly RMB 200,000.

To put that into perspective, that’s about what you’d pay for a decently equipped pickup truck in the U.S.

But once they unfolded and set up the house, what they got was way better than expected.

It’s a compact but well-finished home with one bedroom, a kitchen, and a bathroom.

The total living space is about 70 square meters.

There’s no need for a huge amount of extra work, either. Once the water and electricity are connected, it’s basically ready to move in.

 This house doesn’t require any special installation skills either. What it really takes is a bit of manpower and some elbow grease.

In other words, you don’t have to spend extra money hiring a professional installation crew.

The couple, along with the husband’s father, set it up themselves. With three people, a telescopic handler, and a forklift, they had the house basically in place in about one day.

That said, they did mention one small detail: the house was still covered in protective plastic film. It keeps everything clean and protected, but peeling it all off was surprisingly time-consuming. Just looking at it makes your hands hurt.

 

 After the video took off, the comment section quickly filled up with more than 4,000 comments.

People who know the industry focused on the workmanship: “The teardown and installation looked pretty rough, but the house itself barely suffered any damage. Chinese build quality is seriously impressive.”

The curious ones were more interested in what it’s actually like to live there:

“Living here must be so cool.”

 

What really stuck with me was seeing people from completely different walks of life—like a grandma living on her own or a disabled veteran—seriously considering buying a house like this for themselves.

Because compared with a traditional home, the barrier to owning one is much lower.

What If You Own Your Own Prefab House Factory?

Here’s a simple example.

In the early days, our factory could only make a standard 37-square-meter model. After developing the product in-house, we increased that to 40 square meters, while still keeping it foldable enough to fit into the same-size shipping container.

That means customers get an extra 3 square meters of usable space without paying more for shipping. And when space is planned carefully, those extra three square meters can be enough to create an entirely new functional area.

For customers with more complicated requirements, customization becomes even more important.

One engineer from Australia once ordered two customized 40-foot container homes, each with around 80 square meters of space. The total order value reached about $90,000, and the list of upgrades was extensive.

He wanted higher-performance decorative metal exterior panels, large glass curtain walls to maximize the view, and an interior ceiling height of more than 2.4 meters. The kitchen, flooring, and interior wall panels all needed upgraded materials as well.

More importantly, every material and component had to meet local compliance standards—from the building materials themselves to plumbing, shower fixtures, faucets, bathroom fittings, and even something as small as an electrical wire.

Without their own factory, this level of customization would have been almost impossible.

But there’s a trade-off: the more customization customers ask for, the higher the communication cost becomes.

Sometimes customers don’t even know exactly what they want at the beginning, so the team has to spend a lot more time helping them figure it out. In some cases, it can take several months of back-and-forth before an order is finally confirmed.

Throughout that process, they’re constantly trying to solve problems and remove customers’ concerns one by one.

There was one American customer who wanted to order a two-story house, but he was worried about the load-bearing capacity and waterproofing. No matter how many test reports, documents, or technical data the team provided, he still wasn’t fully convinced.

So what did fuhuilai do?

They brought more than 70 workers onto the roof at the same time, then sprayed every joint continuously with a high-pressure water hose for 30 minutes to an hour. The idea was simple: let the customer see with his own eyes that the structure wouldn’t collapse and the roof wouldn’t leak.

That finally put his concerns to rest, and the deal went through.

Later, the customer’s neighbors and friends came by, saw the finished house, and started asking where they could buy one too.

It’s this kind of hands-on problem-solving that has helped Chinese prefab homes reach more and more overseas buyers—and, in turn, helped drive the growth of the entire local industry.

And as the prefab housing industry has expanded, it has also boosted the businesses around it. Local companies making doors and windows, flooring, cabinets, and toilets have all seen their orders grow along with it.

Why They Come to China Buy House?

A lot of people are probably wondering: why would someone spend tens of thousands of dollars buying a house from a Chinese website halfway around the world?

After all, this is a house—not something as simple as ordering a pair of socks online.

The most obvious reason is, of course, the price.

In the U.S., a small house of a similar size can easily cost around $80,000 to $150,000.

By comparison, even after adding import duties, ocean freight, customs clearance, inland transportation, crane rental, and other hidden costs, a prefab house from China can often still land at around $30,000 to $40,000.

That’s still less than half the cost in many cases.

But there’s another reason: for a lot of buyers, there simply aren’t many better alternatives.

Building a similar small house locally in the U.S. doesn’t just cost more money—it also takes a lot more time. Labor is limited, and construction costs keep rising.

With prefab homes made in China, the house might spend a month being manufactured at the factory and another month in transit. But within just a couple of months, a ready-to-install home can arrive right in the buyer’s yard.

Buying the house is often the easy part. Legally living in it is where things get complicated.

In the U.S., whether an China prefab house can be used as a permanent residence depends on local zoning, building permits, foundation requirements, structural codes, utilities and inspection rules. In some areas, especially rural locations, the process can be relatively flexible. In others, getting approval may be much harder than buying the house itself.

The reality is that in many countries, the demand for housing is already urgent—but the local market simply can’t keep up.

Rents keep rising, wage growth has slowed, and homeownership rates are falling. With all of these pressures piling up, more and more people are becoming willing to look overseas for a more affordable option.

So why were Chinese manufacturers the ones that managed to seize this opportunity?

China’s prefab housing industry has already built a complete system covering everything from design and product development to automated manufacturing, international shipping, and overseas installation.

The houses are manufactured in standardized production lines at the factory and then assembled on-site using bolt connections. In many cases, there’s no need for a professional construction crew.

When the house arrives, the customer usually just needs to arrange a crane for unloading. After that, the house can be unfolded and set up with regular manpower. Connect the water and electricity, and it’s basically ready to move into—almost like receiving a fully finished apartment.

Even the issue of international standards and local building requirements has become much easier to deal with. These prefab homes can be designed and manufactured according to the standards of the country they’re being shipped to, reducing the risk of buyers ending up with a house they can’t legally install or use.

But the deeper advantage is this:

China has one of the most complete building-material supply chains in the world.

Take Hengshui as an example. Within one industrial region, you can find suppliers making everything from faucets and flooring to doors, windows, structural components, and bathroom fixtures.

Everything is connected within the same manufacturing ecosystem, and new materials and products can be introduced incredibly quickly.

That kind of highly integrated supply chain is difficult for the much more fragmented construction industries in many overseas markets to match.

If you build a house in the U.S., for example, you may need to separately hire a foundation contractor, a framing company, electricians, plumbers, and an interior finishing company. Each one is a different contractor, which means more coordination, higher communication costs, and slower progress.

In China, many of those pieces can be handled within the same industrial cluster.

Put simply, Chinese manufacturing is turning “building a house” from a construction project into a manufactured product.

Case Study of Containerized Housing in the United States

CNN recently ran an in-depth story about Gen Gennadiy, an American aerospace engineer who started buying construction materials on China in 2024. From roofing materials and flooring to other building supplies, he had more than 20 containers of goods shipped from China to the U.S.

 

He bought everything from gray fiber-cement exterior wall panels and oversized sliding windows to insulated soundproof doors. These higher-spec building materials can be extremely expensive in the U.S., with some costing several times more than comparable products in China.

What makes his story even more interesting is that he had no background in construction at all. He basically taught himself by constantly communicating with Chinese factories and gradually learned how to handle complicated tasks like working with multiple suppliers, consolidating shipments, and arranging cross-border logistics.

By the time everything was added up, the total cost of building the house was still nearly $100,000 lower than local quotes. After construction was completed, the home even received LEED certification—a major green building standard in the U.S.

And he’s far from the only one doing this.

Buying directly from China through China is becoming an increasingly common option for overseas consumers. Even without any import experience, ordinary buyers can now connect directly with Chinese factories and purchase products across borders much more easily than before.

Behind stories like this, there’s another important shift happening: more and more people are starting to notice Chinese factories themselves.

In the past, Chinese manufacturers often played the role of the “invisible factory” in global trade. The products were made in China, but the brand names belonged to someone else.

Overseas consumers would walk into a store and see another company’s logo. The source of the supply chain was hidden behind layers of middlemen, almost like a name that was never meant to be known.

But that’s starting to change.

They’re discovering a different side of China—not as some distant, vague idea of the “world’s factory,” but as real manufacturers with names, people you can talk to directly, ask questions, negotiate with, and actually do business with.

Prefab homes and building materials are just one part of it. The same thing is happening with furniture, appliances, 3D printers, electric scooters, laser hair-removal devices, air conditioners, fans, and many other products.

And they all point to the same trend:

China’s manufacturing strength is moving from behind the scenes to the front.
